About the Neighborhood
Since 1994, King’s Deer has been a community that balances open space with a strong sense of neighborhood. Located along the Palmer Divide in northern El Paso County, it offers a quieter setting where residents can enjoy the outdoors without feeling isolated.
The community includes 531 homesites across the Classic and Highlands subdivisions, with properties ranging from open grasslands to wooded areas in the Black Forest. The generous lot sizes provide space and privacy, while still maintaining a connected community feel. As a covenant-controlled community, King’s Deer maintains design standards that help preserve the character and long-term value of the neighborhood.
King’s Deer features more than 1,200 acres, including 52 acres of shared open space and a network of walking trails. The King’s Deer Golf Club sits at the center of the community, contributing to both the landscape and the lifestyle.
Just a short drive away, the town of Monument offers convenient access to shops, restaurants, and local services. Colorado Springs and Denver are also within easy reach, making King’s Deer a practical choice for those who want space without giving up accessibility.

King's Deer Board of Directors & Staff
The King’s Deer Board of Directors is made up of volunteer homeowners who oversee the Association and help guide the community. Members serve two-year terms and are elected by the community.
Elections are staggered, with four directors elected in even-numbered years and three in odd-numbered years. If a vacancy occurs, the Board may appoint someone to complete the term. Elections are held each fall, with results announced at the Annual Membership Meeting, typically in November.
Board members handle financial oversight, policy decisions, and maintaining community standards. You can review the full roles and responsibilities here.

John Highhouse
Executive Director
Our Executive Director
John has served as Executive Director of King’s Deer since 2019, bringing both professional expertise and firsthand knowledge as a former resident. He oversees the day-to-day operations of the HOA, from maintenance coordination and assessment collection to required water reporting and regulatory compliance.
He has helped strengthen the community’s financial position by reducing costs in areas such as insurance, maintenance, and legal services. John also supports governance matters, manages Architectural Control Committee projects, and oversees the community website and communications.
With more than 20 years of experience in operations and leadership—including service in the U.S. Air Force and an MBA from the University of New Mexico—John brings a practical, disciplined approach to supporting the King’s Deer community.
Our Volunteers
Volunteers help keep our community running smoothly. Whether you have a little time or a specific skill, your involvement makes a difference. Interested? Contact the HOA office—we’ll help match you with a good fit.
All volunteers are asked to complete a one-page Volunteer Agreement to meet legal and insurance requirements. Volunteers under 18 must have a parent or guardian’s signature.
ACC Volunteers
ACC members review proposals for homes, landscaping, and other property improvements to ensure they meet community covenants and Design Standards.
The role typically requires about four hours per month, with opportunities to contribute more if desired. Contact the HOA if interested in serving on the committee.
